What we charge, in full.
We think a managing agent should be able to tell you the whole cost in one breath. So here it is: one flat fee per unit per year, every extra listed openly, and nothing buried in the small print.
One flat fee. Quotable from memory. The figure is the figure - VAT is included and nothing is added on top.
What the annual fee covers
- The full management service - the day-to-day running of the block, end to end.
- Service-charge collection and supplier payments, with every invoice checked against contracted scope, prior invoices and a market comparator.
- Statutory compliance - fire risk assessment, asbestos, electrical, water hygiene, lifts and fire doors, kept current on a tracked plan.
- Section 20 consultation run properly, so the cost of major works stays recoverable.
- Quarterly financial reports to directors, and annual service-charge accounts filed on time and independently certified.
- The leaseholder portal - every message, action and response logged and visible to the leaseholder it concerns.
- Site visits at least monthly, and as often as the block needs.
Charged separately, always listed
For context, large managing agents commonly charge 10-15% to administer major works, and often use their own in-house surveyors. We use an independent external surveyor, appointed by the RTM. The firm running the works shouldn't also be the one pricing them. A few document-specific fees (for example a sales enquiry pack when a flat is sold) are set out in full in the management agreement and quoted on request.
Why it is priced this way
A fee that rises with spending rewards a manager for spending more of your money. A flat fee per unit does not, so our incentive is to run the block well, not to run up the bill. We take no introduction fees or commissions from the contractors and partners we instruct, and no cut of the insurance premium.
Most London managing agents quote somewhere between £250 and £500 per unit per year, usually plus VAT, plus an uplift on major works and a list of per-document charges. Our number is inclusive of VAT with a short, published list of extras. For the service behind it - a chartered accountant, the portal, monthly site visits and every pound scrutinised - it is priced to be fair, not to be the cheapest.
