What the annual fee covers
- The full management service - the day-to-day running of the block.
- Service-charge collection and supplier payments, with every invoice checked against contracted scope, prior invoices and a market comparator.
- Statutory compliance - fire risk assessment, asbestos, electrical, water hygiene, lifts, and fire doors, kept current on a tracked plan.
- Section 20 consultation run properly, so the cost of major works stays recoverable.
- A quarterly expenditure report to directors, and annual service-charge accounts filed on time and independently certified.
- The leaseholder portal - every message, action, and response logged and visible to the leaseholder it concerns.
- Site visits at least monthly, arranged in advance so any director can walk the block with us, and as often as the block needs.
- Active communication - you hear from us before you have to ask, and arrears are chased from the first missed payment.

For context, large managing agents commonly charge 10-15% to administer major works, and often use their own in-house surveyors. We use an independent external surveyor, appointed by the RTM.
We don't believe the company organising and charging a % of the works should also be the one pricing that same work.
